Rental Requirements
Thank you for considering renting with High Point Property Management!
If you see a property you'd like to lease, you must tour it with one of our representatives before applying for the property. If you submit an application without touring the property, the application fee will not be refunded. Applications submitted before touring the property will not be processed until a tour has occurred. The non-refundable application fee is $100. This can be paid online.
Rental Qualifications for Non-Students:
- Income: The combined monthly income of all applicants must be 3x the monthly rental rate after taxes.
- Credit: High Point will conduct a credit check on all applicants. We do not look for a certain credit score. Instead, we consider the number of positive accounts versus negative accounts such as charge offs, late pays, and collection accounts. We also consider an applicant's debt to income ratio and length of credit history. Hospital collections and student loans are not positively or negatively when High Point evaluates your credit.
- Rental Reference: If you currently rent or have rented in the past, we will try to obtain a rental reference for you. If you haven't rented before, have rented/currently rent from a friend or family member, or cannot get a rental reference returned for you, then we will only consider your income and credit when making a decision on your application.
Rental Qualifications for Students:
- Get a Guarantor: Most students will need to get a parent or guardian to fill out our guarantor application. Students will need to fill out our rental application and pay the fee but will not need to fulfill our income, credit, or rental reference requirements as long as they have a guarantor. Each tenant will need to fill out their own application and get their own guarantor. Students can share a guarantor as long as the guarantor fill outs a form for each student.
- If you can't get a guarantor or don't want to get one, then you will need to fulfill the same rental qualifications as non-students.
