Investment properties are a great addition to anyone's investment portfolio. However, they can be more demanding than you'd like. Allowing High Point to manage your rental properties will save you time and headache by ensuring you receive market rent, qualified tenants, accurate records, and personalized maintenance of your investment. As a full-service firm, we can also help you add to and liquidate your portfolio with our sister company, Cumberland Nine Realty. Below is an overview of some of the basic services we can provide for you with respect to the leasing and management of your rental property. Marketing and Leasing

  • We market your listing online through our website, 3rd party marketing websites, social media, and yard signs.
  • Appointments with prospective tenants are made and one of our representatives will accompany them during all tours.
  • Prospective tenants are screened via credit check, income verification, and rental references. Students applying for student properties require a guarantor.
  • Approved applicants sign joint leases. Leases are generally for one year, unless specified otherwise.
  • At the time of lease signing, tenants pay a non-refundable refurbishment fee which is disbursed to the owner upon move-out. 
  • If pets are allowed at a property, a $300 non-refundable pet fee is required and will be disbursed to the owner upon move-out. If an unauthorized pet is documented, a $500 fine is assessed and the owner receives $250 of this when the payment is received. Owners also receive 50% of all other fines, such as smoking in the unit. 

Rent Collection and Payments to Owner

  • Rent is due from tenants between the 1st and 5th of each month via check, money order, or online payment. 
  • $40 late fees are assessed on the 6th, 13th, 21st, and 28th of each month, per delinquent tenant. Owners receive 50% of these late fees. 
  • Delinquent tenants are automatically notified through our online portal. They will also be contacted manually by email, text, phone call, and letter. If they are a student, their Guarantor will also be contacted.
  • High Point Property Management will file all eviction notices and attend eviction proceedings on your behalf.
  • Owners will receive payment by the 15th of the month, if not earlier, as long as tenants have paid. You can elect to receive a bank account deposit or a check that can be mailed or picked up. 
  • High Point's management fee is a negotiable percentage of rent income collected.

Property Inspections

  • A pre-move-in inspection with notes and pictures is conducted before tenants move in.
  • A move out inspection with notes and pictures is conducted after a lease expires. The former tenants are then pursued for any damages caused during the lease term, if applicable. 
  • Periodic inspections are also performed to ensure the property is being maintained and there are no un-reported maintenance and safety concerns.

Property Maintenance

  • High Point accepts all maintenance requests through our online portal and dispatches them based on Owner preferences. 
  • Unless otherwise discussed, non-emergency maintenance that is estimated to cost under $250 will be automatically assigned to a vendor. The owner will be contacted via their preferred method if repairs are expected to exceed $250. Time permitting, High Point will reach out to the owner if emergency maintenance is required. 
  • Owners can opt to use our preferred vendors or instruct us to dispatch someone else that they prefer.
  • Tenants will be billed back for damages or the cost of repairs due to misuse or neglect of the property.

Payment Records

  • High Point will maintain accurate and pertinent records of all payments, charges, and other transactions.
  • In the event our collection efforts are unsuccessful for monies owed, High Point will turn over the owing parties (including guarantors) to a collection agency.
